Officer's Report
Planning approval is sought to remove and existing single storey flat roof extension to the rear of 18 Bridge Street, Peel and construct a timber bridge to act as an escape route to the rear, together with replacement windows, doors and the installation of patio doors to the rear.
The property is located within the Peel Conservation area and as such, whilst the replacement windows and doors are considered acceptable, it is recommended that a condition be added to confirm the windows to the front elevation as sliding sash. With regard to the proposed works to the rear, these are considered acceptable given that the proposed bridge would access land within the applicant’s ownership or control and would not create/increase any adverse overlooking to the rear of neighbouring properties other than currently exists.
It is considered that all parties, with the exception of the Chief Fire Officer, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded interested party status.

C 2. This approval relates to the plans and information submitted as part of this application and date stamped 22nd September 2006.
C 3. The proposed replacement windows to the front elevation must be sliding sash opening.
N 4. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
