Dear Sirs,
PA 06/1646/B – Extension to create workshop units, infilling between approved units, Land Opposite Portside Units 2 And 3 Balthane Industrial Estate Balthane Ballasalla, Malew.
The Drainage Division of the Department of Transport has assessed the above planning application and would like to submit the following comments to your Planning Committee:-
No Objection in principle, subject to the following conditions:-
1). The proposed industrial unit must be connected to the public sewer(s) in a manner acceptable to the Department of Transport Drainage Division and on terms and conditions, which must be agreed with the Division prior to the commencement of any building works. All drainage works must conform to the requirements of the Department of Transport’s “Manx Sewers for Adoption” and all necessary inspections/surveys [including CCTV] are to be carried out at the developer’s expense.
A communication fee will be payable to the Department of Transport in respect of this drainage connection.
2). There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
3). The use of the proposed units must be restricted to dry industrial processes only. The only discharges which will be accommodated in the public foul sewer at this time are domestic (only) sewage from WCs and canteens.

It should be noted that it is an offence under Manx legislation to permit the discharge of polluting or harmful matter to any public sewers or watercourses. Appropriate measures must be taken by the developer / occupier of the premises to ensure compliance with the legislation.
In the event that this application is approved I should be grateful if these comments could be incorporated in the approval notice.
