Officer's Report
Site
The dwelling Rheast Mooar House, Andreas Road, Ramsey, is a large two storey detached property, which is located on a corner plot with Andreas Road to the west and Rheast Mooar Lane to the south.
The southern boundary of the site consists of a 2 metre high hedge row and a number of large mature trees. The eastern boundary comprises of a 1 meter high brick wall with a 1 metre high timber fence on top.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
Planning History
Installation of UPVC doors, sliding sash windows to front elevation and casement windows to side and rear elevations to replace existing (06/01652/B) and Increase height of existing boundary wall and installation of new gate (06/01710/B) are still under consideration.
Proposal
The application proposes the erection of a replacement conservatory to side elevation. The conservatory will have a side projection of 4.6 metres, a width of 5.6 metres and a maximum height of 4.1 metres.
Representations
The Ramsey Commissioners have considered the application and have no objection.
Highways Division: Do not oppose
We have received no privately written representations objecting to the application.
Assessment / recommendation
The proposed conservatory is smaller than what presently exists. The proposed conservatory is a modest sized proposal, one which will be in keeping with the property. The proposal will also be very well screened due to the boundary treatments.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
