The Site
The site represents the domestic curtilage of an existing dwelling, "Conister", situated on the western side of the A5 Castletown Road as it passes through Newtown.
Planning Status
The site lies within an area of Residential use and within a wider area of an Area of High Landscape or Coastal Value and Scenic Significance on the Isle of Man Planning Scheme (Development Plan) Order 1982.

The Proposal
Now proposed is the removal of an existing conservatory which is 3.2m by 5m with a flat roof 3.4m high and its replacement with a pitched roofed conservatory which is slightly larger - 4.5m by 6m and 3.8m in height, incorporating the flat roof of the existing annex behind the conservatory.
Assessment
The proposed new structure is neater and more attractive and has no adverse impact on either the property itself or the amenities of neighbours.
The residential curtilage includes land to the west of the immediate curtilage which seems more extensive than that of the other properties in the vicinity. However, the curtilage is as shown on the previous applications.
The Drainage Division is happy that the existing public sewer which runs across the site, will not be affected by the proposal.
Party Status
Department of Transport Highways and Drainage Divisions are statutory consultees and should be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the alterations and extension shown in drawings loc-(01), EGA-(01), GA-(01) and SN/(01).
N 1. If any excavations are to be carried out within 3m of the existing public sewer which crosses the site, the applicant is advised to contact the Drainage Division to discuss any possible implications.
