In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr G N Kermode Proposal: Approval in principle for cottage to be used as guest accommodation / granny annex and demolition of existing greenhouse and erection of a replacement dwelling at: Kerrow-Ny-Glough Cottage Mill Road Greeba Isle Of Man IM4 3LA
which was considered on 31 August 2006, for the reasons set out below.

Reasons For Refusal:
- The construction of a new dwelling on the site would be contrary to the established policies of the Department insofar as the land is not currently zoned for residential development. The retention of the existing dwelling and its proposed conversion to guest accommodation negates the application being considered as a replacement dwelling in accordance with the Departments policies.
- The construction of a new dwelling on the site would result in the generation of additional traffic through an existing access which does not offer sufficient stopping sight distance, contrary to the interests of highway safety.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
