Officer's Report
This application seeks approval for a two storey extension to the rear of 'Triskele' Main Road, Patrick. The application site is a detached property with two storey and single storey elements located to the west of the A27 High Road, Patrick.
It is proposed to construct a second storey over an existing single storey flat roof extension with feature double gable, small section of flat roof and cat slide roof.
The proposed extension would not be readily visible from the road when approaching from the south and whilst visible, from a northerly direction, would not present an unattractive elevation.
The proposal is considered to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to Drg No 5/06/1A; 02 and 03 submitted as part of this application and date stamped 12th July 2006. Drawing
C 3. The external finishes of the extension must match those of the existing building in all respects.
C 4. There must be no discharge of surface water to the main foul sewer.
N 5. The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.
N 6. The applicant is advised to consult with the M.E.A. to determine the clearance required from the (overhead high tension line) or (the underground cable) which crosses the site.
N 7. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
