Site
The property Co-Op market Town, 3 Christian Street, Ramsey, is a large detached building on a corner plot, which is located on the northern side of Albert Street and east of Christian Street.
Land Use Zoning
The property has been zoned under the Ramsey Local Plan Order 1998 as been in an area of Mixed Use (town centre); the site is not within a Conservation Area.
Proposal
The application proposes the erection of a total of 14 signs on and around the property which display the Co-Op Ramsey logo as well as associated signs.
Representations

We have received no privately written representations objecting to the application.
Assessment / recommendation
Issues to be considered with the application include:-
(A) Appearance
Appearance
The proposed signage is most very small signs which will have little or no impact upon the visual appearance of the street scene or that of the property itself. The signages with the potential of having the most impact upon the street scene are signs I and H (on elevation 3 and 2). Sign I (elevation 3) will be seen from Albert Road and is proposed to have the letters of the sign illuminated. The illumination of this sign might have been a slight concern if it was directly facing residential properties but as this sign faces Albert Road School I do not consider this an issue. Again, possible same concern with Sign H (same as sign I), regarding directly opposite residential properties, however again this is not an issue as the adjacent property 7 Albert Road is a retail property (HSS Hire Shop).
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

C 2. This approval relates to the submitted documents and drawings 01221/1, RAMSEY-1, RAMSEY-2, RAMSEY-3, RAMSEY-4, RAMSEY-5 and RAMSEY-6 all received on 19th July 2006.
