In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr & Mrs J Gray Proposal: Approval in principle for the erection of a dwelling with garage at: Land Adjacent To Jamf Gordon Lane Gordon Peel Isle Of Man IM5 3AS
which was considered on 15 August 2006, for the reasons set out below.

Reasons For Refusal:
- The site is not zoned in the 1982 Development Plan Order for residential development and falls within an area of countryside designated as having High Landscape Value and Scenic Significance. There are no exceptional circumstances to allow a new dwelling on this site, which would be contrary to established planning policies in respect of development in the countryside and represent sporadic unsustainable development.
- The visibility at the junction of the A27 and Gordon Lane is considered to be insufficient to serve the additional traffic a development of this nature would generate.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005 ...
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
