Officer's Report
The application is proposing to sub-divide an existing residential unit within the existing building. The proposed use would not over-intensify the use of the building. The outlook from the proposed layouts for the two flats is reasonably acceptable. I do have some concern about the rear flat. However, the main living area is on a second floor and will have two windows to serve the lounge/kitchenette on the rear elevation. These windows will not be affected by any other buildings in the vicinity in terms of not providing sufficient light to the property and will provide some reasonable outlook to the rear. On balance I consider the application to be acceptable.
