The original application PA 06/00090 received approval in principle for demolishing the existing dwelling at 41 Groudle Road and erecting two detached dwellings, against which neighbours Mr and Mrs A Edwards appealed on grounds of over-development, privacy loss, road safety, and tree loss. The inspector assessed these issues and found two dwellings compatible with the site's scale and spacing, privacy adequately protected, road safety mitigable by conditions, and tree loss acceptable with landscaping controls, recommending the appeal fail and approval upheld with revised conditions. In the concurrent appeal AP 06/0136 by Mr and Mrs M Walshe against approval for a two-storey extension to the existing dwelling, the inspector found the proposal would cause undue overbearing impact and dominance on the appellants' property at 28 Fairway Close, recommending the appeal succeed and approval reversed. An unrelated earlier appeal AP 1402 on reserved matters for a dwelling in Port St Mary is noted but not connected to this site.
