Site
The dwelling 42 Port E Chee Avenue, Douglas, is part of a pair of two storey semi-detached properties within a residential area which are located on the eastern side of Port E Chee Avenue which is off Bray Hill to the east.
The boundary treatments (see submitted photographs) are:-
- 40 Port-E-Chee – 1.8 metres timber fence, stepped up garden
- 44 Port-E-Chee – 1.2 metre high timber fence
- Rear boundary 27 High View Road 2.2 metre high timber fence
Land Use Zoning
The property has been zoned under the Douglas Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
Proposal
The application proposes the construction of raised decking in rear garden. The decking area would have a projection from the rear boundary towards the dwelling of 2.5 metres and a width of 8.4
metres. As the rear garden slopes down towards the dwelling, the decking floor level will have a maximum height of 0.7 metres.

We have received no privately written representations objecting to the application.
Assessment / recommendation
The proposal is a rather minor proposal, there have been no objections, and I do not believe the proposal will cause any adverse impacts to the detriment of the residential amenity of the neighbouring properties.
For these reasons the proposals would seem appropriate in this location and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:- Douglas Corporation
