Planning approval is sought to construct an extension to 'The Dalton' Peveril Avenue, Peel, a semi-detached single storey property, located within an area zoned as Residential in the Peel Local Plan (Planning Circular 6/89).
The proposal involves a single storey pitched roof extension to the side of the property, which necessitates the re-location of an existing garage (PA 06/00594 refers). This extension and the relocated garage would result in a reduced level of residential amenity for occupier; however, there would still remain a small area for the private enjoyment of the occupier. I therefore consider the proposal, on balance to be acceptable.
With regard to the design, the extension would be constructed in materials to match the existing, with pitched roof set slightly below the existing ridge line, which is considered to be an acceptable design.
