The site
The site represents the curtilage of an existing detached bungalow situated in the south western part of Ballacriy Park, on the northern side of the A7 Main Road which runs through Colby.
Planning Status and relevant policies The site lies within an area of Residential use on the Arbory and East Rushen Local Plan which was adopted by Tynwald in 1999. Planning history
Planning permission has been sought for a variety of extensions:
PA 04/0529 was refused at appeal and subsequently the applicant sought permission for an alternative scheme which was approved under PA 05/1067.
The proposal
Proposed here is the addition of a small vestibule on the front elevation. This would be 4m in width and project 2m from the front of the dwelling and be finished to match the brickwork on the remainder of the house.
Representations
Department of Transport Drainage Division recommend that standard condition 7 is attached to any approved, relating to the disposal of surface water.
Arbory Parish Commissioners raise no objection to the proposal.
Assessment
The extension is a very modest addition to the property and affects neither the appearance of the dwelling or the amenities of the neighbouring property.
Party status
Department of Transport Drainage Division and Arbory Parish Commissioners are or represent statutory authorities and as such should be afforded party status in this case.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a vestibule as shown in drawings reference 040306/1, -/2, -/3, -/4 and -/5 received on 6th March, 2006.
C 3. There must be no discharge of surface water to the main foul sewer.
