Site
The properties 14 & 16 peel Road, Douglas, are part of a row of three storey terraced properties which are located on a corner plot with Hope Street to the south of the properties and Peel road to the south. The properties have been zoned under the Douglas Local Plan Order as being within a predominately office use. The site is not within a Conservation Area.
Planning History
Erection of a three storey extension for the creation of a staircase to rear of offices (05/92130/B) – approved.
Proposal
The application proposes the installation of uPVC casement windows to replace existing to the front, side and rear elevations (total of 24 windows). The existing windows of 14 & 16 Peel road consist of a mixture of timber sliding sash windows and a variety of casement windows.
Representations
The Douglas Corporation have considered the application and they have no objection.
We have received no privately written presentations objecting to the application.
Assessment / recommendation
The property is not within a Conservation Area and although sliding sash design windows would look more appropriate than the proposed uPVC casement windows. I believe due to its location outside a Conservation Area the proposal would seem to be adequate and would be unfair to warrant a refusal due to this (which would be against the guidelines)
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
