Site
The property HSBC House, Ridgeway Street, is a large 5 storey attached property which is located on a prominent corner plot on the western side of Ridgeway Street, located south of Nelson Street and west of Victoria Street. The property has been zoned under the Douglas Local Plan Order as being within a predominantly office use; the property is not within a Conservation Area.
Planning History
The property has benefited from a previous Planning Approval for erection of advertising signage (97/01326/D).
Proposal
The application proposes the erection of signage. It is proposed to have a total of three signs erected, one at ground floor level above an entranceway and two at third floor level, which one is replacing a similar existing sign. The signs are not to be illuminated.
Representations
The Douglas Corporation has considered the application and has no objection to the proposal.
We have received no privately written representations objecting to the application.
Assessment / recommendations
The signage to be erected, one is a replacement sign and two are new. The signs are of a high design quality and are relatively small compared to the size of the building. I do not believe the signage will have an adverse visual impact to the detriment to the property or that of the street scene. A comparison would be Royal Bank House, 2 Victoria Street, (Bank of Scotland) which has a number of similar high level and low level signs.
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
