Officer's Report
- Planning Circular 1/98 states that "if repair [of windows] is impracticable or the existing windows are not the original, the preference will be for replacement windows on the said principle elevations, to have the same method of opening as the originals. Whatever the material used in their construction, the windows must have the same or similar pattern and section of glazing bars as the originals.
- The application is proposing to install top casement windows to replace the sliding sash. Since the policy refers to preference to having the same method of opening and not referring to must have the same, I am unable to sustain an objection to the installation of top opening casement windows.
- The windows will have the same or similar patter and section of glazing bars as the existing windows.
- On balance I consider the installation of the replacement windows to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the installation of uPVC casement windows to replace existing to the front elevation as shown in drawing numbers 00442/1, photograph and window details date stamped 15th March 2006 and letter from Everest Ltd received on the 25th May 2006.
I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
