The site is located within an area zoned as Industry in the Braddan Parish Local Plan, adopted February 2003.
Planning History
The site has been the subject of a number of previous planning applications, none of which are considered relevant to this application.
The Proposal
The application proposes the construction of a Cheese/Chill Store to be constructed adjacent to an existing silo and existing cheese production areas. The building would be 42.4m long and 28m wide, 11.4m high to ridge and 9m to the eaves. The height would exceed the height of the existing silo to the immediate east by some 3.6m at ridge height.
Assessment
The application site is zoned as Industry in the adopted Braddan Local Plan and as such the application accords with the zoning of the site. Isle of Man Creameries is an established operation and the proposed building would consolidate the existing buildings on site, with which the materials of the proposed building would accord.
The proposal would bring the building on site closer to Tromode House, however, it is not considered that the impact, which would be lessened by existing planting on the boundary, is sufficient to warrant refusal of the application.
Representations
Braddan Parish Commissioners reckoned that the application be approved; the Drainage Division request a condition be attached to any approval and the Chief Fire Officer similarly requests consultation on approval.
Party Status
It is considered that those who made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to Drg No's 114-03, 114-04 and photograph sheet submitted as part of this application and date stamped 17th March 2006.
C 3. There must be no discharge of surface water to the main foul sewer.
N 4. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
