Officer's Report
Site
The dwelling 81 Anagh Coar Road is part of a pair of two storey semi detached properties which is located on the western side of Anagh Coar Road. The property has been zoned under the Douglas Local Plan Order 1998 as being within a predominately residential area; the site is not within a Conservation Area.
Proposal
The application proposes the erection of an enclosed front porch and replace existing garage roof.
The porch extension would have a front projection from the existing front elevation of the dwelling of 1.2 metres, a width of 2.6 metres and a maximum height of 3.4 metres. The doors and windows would match the existing.
The roof of the existing garage which is flat roof corrugated steel roof sheeting is proposed to be replaced with a pitched roof tiled roof to match existing. This proposal will increase the height of the garage by 1.1 metres.
Representations
The Douglas Corporation has considered the application and has no objection.
The Douglas Corporation acting as the Agent for the Department of Transport has no objection subject to the following condition:-
There must be NO discharge of surface water (directly or indirectly) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
We have received no privately written representations objecting to the application.
Assessment / recommendation
Both proposals are rather minor schemes; the enclosed front porch would seem to be acceptable and would not seem to cause any adverse impacts to the property or to the street scene. The replacement roof again would seem to be acceptable, possible issues with some loss of light to the neighbouring property 83 Anagh Coar Road, especially due to the orientation of the properties; however the proposal would not cause significant amounts of loss of light to warrant a refusal.
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
