In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr G Knowles Proposal: Convert and extend existing garage to provide additional living accommodation and erection of a new attached garage at: 22 King Edward Close Onchan Isle Of Man IM3 2AG
which was considered on 21 June 2006, for the reasons set out below.

Reasons For Refusal:
- Insofar as the proposal can be assessed, it is apparent that
(a) the garage would be visually intrusive in this location and would be detrimental to the amenity of the area. Further, it would set a precedent for further built development along the edge of the road to the detriment of the appearance of the area; and
(b) the garage extension, due to its forward projection in relation with 21 King Edward Close, would create a visually intrusive feature to the detriment of the residential amenity of the dwelling.
NOTE 1. Studying the submitted drawings, the submitted location plans, photographs, aerial photograph and our own maps of the area, I am concerned that the ground floor plan showing the boundary of the site is incorrect and therefore the proposed driveway
would not have sufficient room to meet the requirements for off street parking provisions.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
