In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 1 April 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such persons as aforesaid.
- The proposed dwelling must be sited in the north-west quarter of the defined site, and this quarter should form the curtilage of the dwelling; the remaining three-quarters of the site must remain in agricultural use.
- Access to the proposed dwelling must be from the existing access track serving Ballamaddrell Farm, as indicated on the submitted drawing which is date-stamped 19th October 2004, the existing front boundary of the site must remain undisturbed and un-breached.
- The proposed dwelling must be of modest size and traditional form and design, in accordance with policies 2-7 of Planning Circular 3/91: Guide to the Design of Residential Development in the Countryside. Particular regard should be had to the detailed appearance of the buildings forming the existing farm group.
NOTE In reaching its decision, the Planning Committee has noted that the applicants' son will be taking over the tenancy of the farm once the proposed dwelling is available for occupation.
This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
Note 3: Rights of the appeal against the decision of the planning committee are attached.
Note 4: An appeal must be requested within a period of 21 days.
