We propose to build our family home, sympathetic to the surrounding area on land owned by a family friend who is selling their current property. We are not developers, our eldest son has just started Kewaigue School and our parents live in St Marks. We love Santon and would love to continue living in this beautiful area.
Below are a number of points which we feel are particular relevant to this planning application. In absence of an area plan for Santon, we have referred to the “The Isle of Man Strategic Plan”, November 2004, for guidance:
Referring to the site location plan (drawing 1) and Picture 1, below there are 6 existing dwellings on Clannagh Road within a 360m radius of each other, taking advantage of the shelter provided by the Chibbanagh Plantation. We would suggest that our proposed dwelling is an infill development within this existing group of dwellings, whilst still sitting comfortably within 4 acres of garden.

As shown on the site plan, drawing 2, our house would be positioned quite low and in front of a small plantation of trees which are just beginning to get established. (These tree’s were part funded by the forestry commission’s plant a tree scheme.) By positioning the house perpendicular to the road, down the hillside, the views from above and below will be unhindered. This positioning is important in order to reduce the overall impact on the surrounding countryside.
Picture 2 below shows the proposed dwelling positioning in a view from ‘South View’ cottage down towards Hampton Croft.

The proposed house design is dormer style which is in-keeping with neighbouring properties and maintains a low visual impression. As the proposed plot is sloped we would look to excavate the site to lower the house into the ground. Please refer to drawing 5 for an illustration of the side elevations of the property.
The external walls of the house will be constructed using block-work and cement render painted white. Manx stonework will be used on all elevations of the house to ensure the house is pleasing to the eye and in keeping with neighbouring properties. This stonework will be used for the whole of the garage area, porch, and posts for the first floor balcony. Picture 3 below shows Clannagh house, a neighbouring property which has also stonework aspects and white render.

As members of the Manx National heritage, we are keen supporters of the Island's natural beauty. The four acres of garden would be landscaped and sympathetically designed to blend in with the surrounding countryside. The existing hedgerows would be maintained, aside from the new driveway entrance, and new trees planted. On boundaries without existing planting or hedgerows, new hedging would be planted. An area of the site will also be used to grow organic produce. See drawing 2 for a copy of the site plan. We feel the proposed house and garden designs would add aesthetic value to the area.
The house would be of a timber frame construction. Not only is this a renewable and sustainable building material, this method of construction will ensure a highly improved thermal insulation property over traditional construction methods. This will contribute to a lower overall energy consumption for the life of the dwelling.
The proposed dwelling is located less than a 10 minute walk from the New Castletown Road, and the heart of the Santon area. This allows the property to benefit from the amenities the area provides, including major bus and transportation routes. The proposed site has easy access to necessary utilities since the adjacent property is served with Mains Electricity, Water and Telecommunications, including broadband services.

We understand the role of planning controls in order to protect the countryside of the Island, and we strongly back those decisions as we too believe the island is truly beautiful and needs to be protected, yet at the same time we passionately believe that our proposal fits in with the surrounding area perfectly and really would have very little negative impact to the surrounding area.
We truly hope that you agree with our proposal and give us the unique opportunity to build a very sympathetic, beautiful home (to neighbours and countryside!) to enjoy in the future with our two boys.
