In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mike Hewison Auto Engineers Proposal: Extension to existing garage store and construction of a first floor office over, creation of a pedestrian access to Marathon Road and upgrading of forecourt (Amendment to approved PA 03/01754B) at: Garage Adjacent To 21 Victoria Terrace Douglas Isle Of Man IM2 4EX
which was considered on 25 May 2006, for the reasons set out below.

Reasons For Refusal:
- The proposed first floor extension would, by virtue of its proximity, height, and length, would have an adverse overbearing impact on the adjoining dwelling 12 Victoria Terrace.
- The proposed first floor extension will increase the floor area of the property and will lead to an increase in activities and will cause additional traffic and increase parking to the detriment of the residential amenity to the residents of Victoria Terrace.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
