Site
The site is located along Prospect Terrace which is on the eastern side of Woodbourne Road near to the junction with Windsor Road. The property which is currently used as a takeaway is part of a row of three storey properties which are zoned under the Douglas Local Plan Order 1998 as an area of shopping use; the area is also within the Woodbourne Road Conservation Area.
Proposal
The application proposes the installation of timer sliding sash windows with Georgian glazing bars to replace the existing timber sliding sash windows to front and rear elevations of the property.
Consultation
We have received no privately written representations objecting to the application.
Assessment / Recommendation
A property within a Conservation Area is required to repair and if that is not possible, replace the existing windows with windows with the same design and material. In this case the replacement of the existing windows with the same design and materials, will ensure that there is some continuity of design along Prospect Terrace and within Woodbourne Road Conservation Area, and will also ensure that the proposed windows are not out of keeping with the character of the area. The inclusion of the Georgian glazing bars within the glass, match the style of the windows in the existing windows which retains the architectural character of the windows and property.
For these reasons the proposals would seem appropriate in this location and therefore my recommendation is for an approval.
