Site
The site represents the car showroom located alongside Park House within the Isle of Man Business Park, between Vicarage and Cooil Roads. The Braddan Local Plan shows the site to be within a business park.
Relevant Site History
Another application has been submitted for the erection of signage for Caledonian (05/92389/D).
Part of the site (eastern part / Caledonian Toyota & Lexus) has recently had a Planning Application Refusal for the, Erection of signage (05/00132/D) on the grounds that; The signage proposed is considered excessive in terms of the number of signs proposed, and unnecessary bearing in mind the prominent site of the premises immediately alongside the estate road. Some of the signage is proposed within the landscaped area surrounding the site which would not only intrude into the landscaping which was designed to soften the impact of the buildings but would also intrude into the view of drivers negotiating the roundabout, contrary to the interests of road safety.
The property has since benefited from a recent Planning Approval for the; Erection of advertising signage, signs 1-3 and 5-6 (05/01488/D).
Proposal
The application proposed the addition of aluminium cladding (silver colour) to the exterior of the show room. The total width of the cladding would be 1.37 metres from the eves of the roof down to the level of the top of the windows on three elevations (east, south and west).
Representations
The Braddan Parish Commissioners have considered the application and have recommended an approval.
We have received no privately written representations objecting the application.
Assessment / Recommendations
The proposed silver colour design would certainly improve the visual appearance of the showroom and in doing so will visually affect the street scene in a positive way compared to the existing dull grey and white cladding which currently exists.
For this reason the proposal would seem to be appropriate in this location and therefore my recommendation is for an approval.
I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

This approval relates to the submitted documents and drawings SV372 1 of 2 and SV372 2 of 2 and all received on 19th December 2005.
N1 This permission relates solely to the addition of aluminium cladding as shown on the application drawings. It does not confer any approval for any of the signs shown on the submitted drawings.
