Officer's Report
The Site
The site represents the domestic curtilage of an existing residential property which sits on the western side of Castle Street, within Peel's Conservation Area. The site is designated as Mixed Use and is used as a residential property.
Planning History
Previously this applicant applied for permission for alterations and extensions at the rear (PA 03/1400). This was refused for reasons relating to the appearance of the flat roof and the removal of
the pitched roof but comments were made by both the Inspector and the Minister, who upheld the Inspector's recommendation to refuse the rear alterations, suggested that the principle of a two storey extension at the rear would not be unacceptable.
The applicant has since been in to discuss alternative schemes with the Planning Officer who has consulted the Conservation Officer, resulting in this application.
The Proposal
The application now proposes a pitched roofed extension with a balcony in front. The appearance is much improved from the last one and does not fail on these grounds. The proposal is not unneighbourly and will provide additional space for this limited property without compromising the appearance of the building or the Area.
Representations
Peel Commissioners raise no objection.
Fire Prevention Officer recommends the attachment of a note regarding domestic smoke detection (SN16).

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice. C 2. This permission relates to the alterations and extensions shown in drawing 05/102/01 received on 23rd December, 2005. C 3. The external finishes of the extension must match those of the existing building in all respects. N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
