Site
The application proposes the erection of a three storey rear extension to 14 Peel Road, Douglas, which is part of a row of three storey properties north of Peel Road. The site has been zoned under the Douglas Local Plan Order 1998 as predominantly office use.
The applicant as well as owning 14 Peel Road also owns the two neighbouring properties at 13 and 16 Peel Road.
Proposal
The proposal is to erect a three storey flat roofed rear extension for the creation of a staircase which has access to all floor of the property. The extension will have a total rear of 4.2 metres from the
existing rear wall of the building which runs along the boundary which is shared with 13 Peel Road and a width of 2.8 metres. The application involves the installation of two landing uPVC rear elevation windows on the first and second floor levels to provide natural light to the stairwells. The finish will have a rendered and masonry finish to match existing.
Consultations
The Douglas Corporation have considered the application and have no objection.
The Department of Transport have also viewed the application and consider the proposal to cause no adverse traffic impacts.
The Isle of Man Fire Safety Department recommend the applicant to consult the Fire Safety team to discuss the fire precautions within the attic area.
We have received no private written representations objecting to the application.
Assessment / Recommendation
Possible concerns of possible loss of light to the neighbouring property 13 Peel Road, due to the property having windows on its rear elevation which would be affect by the proposed rear extension. However after viewing the submission I believe that the proposal will not have a significant adverse affect upon the neighbouring property to warrant a refusal and as the neighbouring property is also owned by the applicant.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
