Officer's Report
The application proposes the erection of a rear conservatory of Close Jairg, Old Church Road, Crosby. The property which is east of the Old Church Road is a substantial two storey detached property to the south of Crosby Village.
The south of the site is the neighbouring property of Close Jairg Beg which's boundary is approximately 33 metres away from the applicants dwelling, to the north of the site is a depot which is approximately 30 metres away from Close Jairg and on the opposite side of Old Church Road are playing fields and a pavilion.
The proposed rear conservatory will have a total rear projection from the existing real wall of the dwelling of 4.828 metres, a total width of 6.237 metres and a maximum height of 4 metres from ground level to ridge level. The conservatory will be constructed with a timber frame using Georgian sash window design with large cornice dentil rails along the eaves of the proposal. For the conservatory to be erected the existing bay window of the property will be demolished, which will give access into the conservatory via the existing dwelling. A second access has also been proposed via the side of the large single story outrigger where a single door is to be installed replacing an exiting window. Access from the conservatory will be thorough the French doors which will be installed, which of course will give access to the rear garden of the site.
The Marown Parish Commissioners have considered the application and have no objection, as well as the Department of Transport Drainage Division subject to conditions. We have received no privately written representations objecting to the application.
The proposed conservatory has been designed to a high standard and will fit well with the existing property. Also as the property is set within large grounds, the possibility of overlooking into neighbouring properties is not an issue and therefore installation of adequate screening or the installation of obscure glazing on one or more of the elevations are not required. For these reasons my recommendation is therefore for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. The approval relates to the submitted documents which are date-stamped 7th November 2005.
C 3. There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.
Note: The applicant is requested to supply the Division a copy of Building Control Application in relation to surface water discharge from this development.
