I have noted that German Parish Commissioners have commented on the above application and objected to the proposals on the basis of that it is out of place and will dwarf any properties around it, making the visual impact unsatisfactory to the neighbouring houses.
In response to these comments, and to alleviate German Parish Commissioner’s concerns, the proposed extension is at First Floor level and only partially covers an existing rear annexe. The height of the extension links at the gutter level with a small pitched roof above and this is well below the pitch of the main house roof and in this context does not dwarf any other properties in the surrounding area.
The extension sits upon an existing footprint of a detached property with an approximate 21m distance to the South-West boundary and approximate 48m distance to the North-East Boundary.
In addition to the distances to the relevant boundaries, the property is approximately 22.5m from the Knocksharry Road boundary and is significantly raised from road level, whilst the rear elevation faces out onto grassland/cliffs and coastline.
Furthermore, the proposal site has a garage in between the property and the neighbouring property on the South-West boundary and the angled position of the neighbouring property on the North-East boundary would obscure any view of the proposed extension. Therefore, any concern with the visual impact of the proposed development is extremely unlikely given the distance, placement of the garage and planting as well as the orientation of the existing building layout.
The proposed extension is at the rear of the property where and as such the context is also obscured from the main road. At this stage there do not appear to be any comments from the neighbours on this development.
