The Application Site And Proposed Development

The planning application seeks approval for the erection of a conservatory and a glazed link onto a detached dwelling located adjacent to the B12, Lonan Church Road, in Lonan.

Planning History

The application site and the dwelling contained within it was the subject a number previously approved planning applications for extension and alteration during the early to mid 1990s. Given that

nature and extent of the development proposed by this current planning application I do not consider these previous planning applications are particularly relevant to the assessment of the current planning application.

Representations

Lonan Parish Commissioners have no objections to the planning application.

The Fire Safety Officer has no specific comment on the merits of the proposed development but recommends that smoke detectors are installed.

Planning Policy

The Laxey and Lonan Area Plan Order 2005 defines the application site as being within the open countryside with no specific designation.

I consider there to be no polices within The Laxey and Lonan Area Plan Order 2005 that are specifically relevant to the assessment of this planning application.

Assessment

I consider the proposed development to be domestic in scale and to in keeping with the character of the existing dwelling. I consider the proposed development to be acceptable and recommend that the planning application be approved.

Party Status

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: Lonan Parish Commissioners.
