The site represents the curtilage of an existing semi-detached bungalow located on the south eastern side of Oatfield Rise, a cul de sac of single storey properties at the north eastern end of Clagh Vane estate.
Proposed here is the erection of a single storey flat roofed garage at the rear of the side of the property. The garage is not very high - 2.6m but quite long - 8.1m the side wall of which will replace the existing boundary wall which separates numbers 19 and 20 and which is presently 1.5m in height. The wall seems to be built on the boundary. There are no comments from the neighbour.

I have written to the neighbour at number 19 who is concerned that the wall is a party wall and that the development will be undertaken on her property. I have also spoken with the applicant who advises me that he has spoken with the neighbour who has no objection to the new garage wall. He also explained that whilst his deeds are not terribly clear, that the existing wall is crumbling and he will be re-building this. He also said that part of the wall on the neighbour's side looks as if it has at one time been there but has disappeared, leading him to think that the new walling will be entirely on his property. This in any case is a civil matter although a note to this effect may be helpful.
The new boundary wall (the side of the garage) will only be 0.6m higher than would be permissible under the Town and Country Planning (Permitted Development) Order 2005.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a garage extension as shown in drawings reference 2005/12/01, -02, -5 and -04 all received on 3rd October, 2005.
C 3. There must be no discharge of surface water to the main foul sewer.
N 1. This permission does not grant any authority to undertake works on, over or under land which is not within the applicant's ownership or control.
