In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Mr Peter Hayes Proposal: Demolition of existing utility room to rear elevation and construction of an extension to existing kitchen to provide a conservatory / dining area and loft conversion with the creation of three dormer windows to rear elevation at: 6 Mull View Kirk Michael Isle Of Man IM6 1AQ
which was considered on 13 December 2005, subject to compliance with the conditions specified below.
Date of Issue: 21 December, 2005 Murray House Mount Havelock Douglas (Signature: Murray House, 1905)
Secretary Planning Committee (Signature: S. H. H. H. H., 1905)
Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the erection of a rear conservatory and three rear dormers as shown in drawing numbers 03 Rev A, 04 Rev A, and 05 Rev A date stamped 22 November 2005 and drawing numbers 01 and 02 date stamped 3rd October 2005.
- Prior to the commencement of the cladding of the dormers the samples of the facing materials proposed to be used shall have been submitted to and approved in writing by the planning authority. Once approved the development shall be
carried out only in full accordance with such approved details or any approved amendments.
- There must be no discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
- It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.
Note: The applicant is requested to supply the Division a copy of any Building Control Application in relation to the surface water discharge from this development.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
NOTE The applicant's attention is drawn to the provisions of the Building Control Act 1991 which includes specific controls on, and requirements in connection with, demolition of buildings in whole or in part. For further information contact the Department's Office of Environmental Health.
