The principle of a dwelling was acceptable following prior approval in principle under PA 03/1805/A, which established the site (0.7 acres in LDHP designation) as suitable without objection.
Low Density Housing Policy
Site designated LDHP on 1982 Plan; policy requires high-quality development complementing woodland setting per Circular 8/91. Officer assessed proposal as acceptable in principle per prior approval but required upgrades: natural slate roofing (rejecting concrete tiles as inappropriate) and planting over fencing to avoid urbanising natural footpath.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans and exclude footpath fencing
This permission relates to the erection of a dwelling as shown in drawings 5091/1, -/2, -/3 and -/4 all received on 4th October, 2005 except insofar as the fencing which is shown on drawing 5091/4 shows the erection of new fencing along the boundary with the public footpath: this fencing is expressly excluded from this permission. Note: the fencing would introduce an urban and discordant feature along what is presently an otherwise naturally bounded public footpath. The boundary should be formed by new and reinforced planting not solid walling or fencing as proposed.
Roofing materials approval
The proposed roofing must be finished in natural slate or a high quality imitation thereof, a sample of which must be approved by the Planning Authority prior to commencement of works. Note: the property is to be built in an area of Low Density Housing where development should be of a high quality: concrete roof tiles as are shown on the drawings are not considered to be appropriate in such a location and so close to the footpath.
