In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you

which was considered on 11 January 2002, subject to the compliance with the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
Note 3: Rights of the appeal against the decision of the planning committee are attached.
Note 4: An appeal must be requested within a period of 21 days.

- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The new dwelling must be designed to have a traditional appearance in accordance with planning circular 3/91 "Guide to the Design of Residential Development in the Countryside".
- Any replacement dwelling must have a footprint that is no greater than 150 square metres.
- Any replacement dwelling must be no higher than 2 storeys in height; no permission is granted to the inclusion of living accommodation within the roof space.
- The existing dwelling on site must be removed from the site prior to the commencement of the construction of a replacement dwelling.
- Any new development must include at least 2 off road parking spaces and a turning feature to allow vehicles to exit the site in a forward gear.
- The replacement dwelling must be built predominantly on the site of the existing dwelling.
