Housing Policy 16
HP16 states that the extension of non-traditional dwellings or those of poor or inappropriate form in the countryside will not generally be permitted where this would increase the impact of the building as viewed by the public. The officer assessed the extension as subordinate (lower ridge and ground level), matching scale/width of existing garage, with traditional materials, fully screened from public views, thus not increasing impact.
Environment Policy 1
EP1 protects countryside and ecology, permitting development only if no adverse effect or overriding need. The officer found no harm to visual amenity, landscape character, or trees due to site screening and no public views of changes, with no loss of surrounding trees.
General Policy 2
GP2 requires development to respect site/surroundings in siting, scale, design; not adversely affect landscape character, amenity, access, or habitats; incorporate landscape features. The proposal was found to meet these via subordinate design, matching materials, no amenity harm, retained screening, and no access changes.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
