Notes To Support The Application For Approval Of Installation Of Replacement Windows To and Rear Elevations of 4 Approach Road, Ramsey.
Introduction
Detailed external examination of the properties windows revealed a more serious rot problem than was apparent from the inside of the building (most windows are jammed shut and were unable to be opened for viewing). This now requires a deviation from my outlined intentions of the previous planning application 05/01407/B. Refurbishment of the existing windows is not financially viable and I feel that replacement is the only option.
I believe that 4 Approach Road, Ramsey is a Category C building as it was erected prior to 1921 and has largely retained its original character but is not a registered building and is not within a conservation area.
It is my intention to replace the windows to the front and rear elevations of the property with double glazed upvc units of a similar design to the existing windows.
4. Details Of Replacement Windows
a. Front Elevation. All of the windows in the front elevation are to be replaced by authentic sliding sash double glazed units as shown in the attached REHAU Catalogue. Window frames will be white upvc.
b. Rear Elevation. The rear elevation currently has a mixture of sliding sash and casement windows. It is my intention to replace these with white upvc double glazed units as follows.
i. Sliding sash units will be replaced with top opening casement windows the same as those installed to the rear of the adjoining Waverly House (see fig 3).
ii. Casement windows will be replaced with white upvc double glazed units with exactly the same opening arrangements.
Conclusion
I believe that this application meets fully the requirements of Statutory Document No 664/97 regarding the alteration or replacement of an urban building. Further, I feel that the replacement of the windows will improve the appearance of the property and provide significant benefits to the energy efficiency of the property.
