The property represents the Albert Hotel situated in the heart of Port St. Mary near the harbour. Proposed here is the replacement of the ground floor windows which are presently two top third top opening top lights above two fixed bottom lights.
Their replacements would b a single central top third opening light with ffve fixed lights surrounding it, subdividing the aperture into three vertical elements. It is a shame that the sliding sash pattern of those windows above them has not been replicated. These windows were approved recently (PA 05/0680).
I will contact the applicant to try to achieve a better pattern of glazing.
They have responded, suggesting the installation of a window which is already in the annex which is a top third opening light with patterned glass. This is not the sliding sash arrangement I had hoped for. However the property is neither Registered not in a CA.

Whilst the proposed windows would replicate that already in the ground floor of the annex to the main building, this is a modern form of glazing which is not complementary to the traditional sliding sashes which are in the existing building or the replacement plastic framed sliding sashes which have been approved in the main building under PA 05/0680.
Note: this refusal is without prejudice to a further application for the installation of sliding sash windows with two sliding or fixed side lights either side (see 14, The High Street).
