Officer's Report
The application site is a two storey semi-detached property located on Broogh Wyllin off the Shore Road, Kirk Michael. The proposal is for the retention of conservatory to the rear of the property. The conservatory is set off the boundary of No.26 by 1.5m. The application site is set to the north of No.26 Broogh Wyllin. I do not feel the proposal cause any significant harm from overlooking or overshadowing.
In respect the impact on No.24, the application site is set to the south. The conservatory is set a significant distance away from any windows. I do consider the conservatory causes any significant impact to the occupiers of NO.24.
In terms of the street scene, the conservatory is set approximately 9m away from the Public open space at the rear of the property. The colour of the window frames matches the existing property. I do not feel the proposal causes any significant harm to the visual amenities of the street scene.
The proposal is partially window from the front of the property through a gap between 24 and the application site. This view is limited and does not cause any significant harm to the visual amenities of Broogh Wyllin.
