This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Tree survey and protection
The application for Reserved Matters must be accompanied by an accurate survey of all the trees on or overhanging the site, together with proposals for protecting the trees during construction works; all building and engineering operations (including the construction of service trenches, access(es), and paving) must be so sited as to avoid damage to the branch and root systems of the trees.
Parking, turning, and sight lines
There must be within the site parking space for a minimum of three cars, and a turning feature to enable cars to emerge from the site in forward gear; the proposed access must have sight lines of 2.0m x 18m; the Highway Authority should be consulted hereon.
