Officer's Report
The application proposes the conversion of existing garage and erection of a first floor gable end extension over garage to provide bedroom and en-suite and widening of driveway at 13 Meadowbrook Gardens, Douglas, which is part of a pair of semi-detached property within a residential cul-de-sac.
The existing garage will be converted into a playroom / study and to the rear will form a utility room. The first floor extension which will be erected over the existing garage will have a width of 3.5 metres which leaves a minimum gap of 1.6 metres to the neighbouring boundary with 12 Meadowbrook Gardens. Again the first floor length of 7.5 metres is the same length of the existing footprint of the garage.
Due to the loss of the garage an additional parking provision is required and the applicant has done this by increasing the width of the existing driveway by approximately 2 metres, which will leave the remaining garden with a width of 2 metres.
The Douglas Corporation have considered the application and have no objection. We have received no privately written representations objecting to the application.
The proposals would seem to be appropriate in these locations, the firsts floor extension and the conversion are acceptable as the proposal will not cause any adverse affects including overlooking or having an overbearing affect upon the neighbouring properties. The extension of the driveway is also acceptable as the applicant has kept half of their garden / green space which are adequate in this situation. My recommendation is therefore for an approval.
