Officer's Report
The application proposes the erection of a two storey rear extension to replace existing flat roof structures for additional living accommodation at Hampton Court, Quines Hill, Port Soderick, which is a substantial detached property within the countryside that is not a Registered Building or in a Conservation Area but the house is included in the emerging plan as worthy of consideration for Registration.
The proposed two storey extension will replace the existing flat roofed buildings which where extensions themselves which look unsightly and out of place with the rest of the property. The proposal will enhance the existing property by keeping the same design features and style and will seem a lot more appropriate.
The property is set among large amounts of its own grounds, with a number of mature trees and bushes surrounding the property, which keeps the property very private and hidden within the countryside. Because of this the proposal will not be seen except from / near the property itself.
The Braddan Parish Commissioners have considered the application and have no objection. We have received no privately written representations objecting to the application. I have also discussed the application with the Conservation officer and he also has no objections.
The proposal will enhance the visual appearance of the dwelling and at the same time match the existing property very well. Due to this my recommendation is therefore an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents, and shown in drawings 0514/PL01 rev A, 0514/PL02, 0514/PL03 and 0514/PL04 all received on 31st October 2005.
C 3. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
