Officer's Report
The application site is situated on the eastern side of Ballamanagh Road and located between Sandygate and Jurby. The proposal is to erect a single storey detached garage within the residential curtilage of the property. The garage will be set approximately 14m back from the public highway. The proposed garage will be visible from the public highway. The agent has not indicated what the facing and roofing materials of the garage are on the plans. I therefore consider a condition is necessary to ensure the appearance of the building is suitable in the proposed location. Subject to these details I consider the proposal will not cause demonstrable harm to the visual amenities of the locality.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a single storey detached garage as shown in drawing numbers 01; 02; 03; 04 and 05 received on 6th September 2005
C 3. Prior to the commencement of the construction of the new building, the samples of the facing and roofing materials proposed to be used shall have been submitted to and approved in writing by the planning authority. Once approved the development shall be carried out in accordance with the approved details.
