Officer's Report
The application proposes the erection of a single storey side and rear extension for additional living accommodation at 34 Hillberry Heights, which is part of a pair of semi-detached properties. There has been a previous refusal (05/00310/B) for a two storey side extension and a rear single storey extension.
The extension proposes a set back of 0.45 metres from the existing front wall of the dwelling. The extension will run along the neighbouring boundary for an overall length of 9.8 metres. The
neighbouring boundary consists mostly of a 1.5 metre high wooden fence. The rear extension will have a rear projection of 2.7 metres from the existing rear wall of the dwelling. The extension will have a maximum height of 4.3 metres (from ground level to the ridge level of roof). The extension proposes uPVC white French windows to the rear elevation and an uPVC white window on the front elevation. The external finish will be made to match existing.
The Douglas Corporation have considered the application and have no objection. We have received no private representations for this application.
The proposal would seem appropriate in this location as it will not have a detrimental affect to the neighbouring property 57 Hillberry Heights or that of the street scene, however a condition shall be added for obscure glazing for the single window on the East elevation. Therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents, as shown in drawings 2005/11/01, 2005/11/02, 2005/11/03, 2005/11/04 and 2005/11/05 all received on 9th September 2005.
C 3. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
C 4. Obscure glazing (Grade 5) shall be installed in the East elevation of the dining / sun lounge window and shall be kept and maintained thereafter.
