In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr & Mrs R Cowin Proposal: Approval in principle for erection of a detached dwelling at: Land Adjacent To Eryeton Farm Cottages Eyreton Road Crosby Isle Of Man
which was considered on 28 October 2005, for the reasons set out below.

Reasons For Refusal:
- The application site is neither zoned for residential development nor does the proposed development represent an appropriate replacement dwelling nor is there appropriate agricultural need for the proposed dwelling. Accordingly, the residential development proposed by this planning application is contrary to the land use zoning of the Isle of Man Planning Scheme (Development Plan) Order 1982 and the presumption against new build residential development in the countryside set out by the provisions of Planning Circular 1/88, Residential Development – Houses in the Countryside.
- Notwithstanding the first reason for refusal the visibility from the existing access is inadequate to serve the needs of the proposed development.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
