Officer's Report
The planning application seeks approval for the conversion and extension of a former mill building, located on the Braaid Road in Glen Vine, into a residential dwelling.
The planning history for the building highlights previous approvals for the conversion into residential use and, indeed, the conversion of the building has been partially completed under the terms of an extant approval, 04/01205/B. This current planning application basically equates to an amendment of that previously approved planning application. It is understood that the amendment is required due to technical problems in respect of retaining the existing bank.
The alterations relates to an alteration in the design of the extension and the excavation of banking. I have discussed the application with Steve Moore, who was involved in the previous application and has a greater knowledge of the site than me, and he considers the amendments to be acceptable.
I have noticed that the west elevation, as shown on drawing no. 205, is missing the gable element of the original part of the building but that it is shown on other drawings. Given that the amendments do not relate to the original part of the building I am satisfied that this is purely a drafting error. Overall, I consider the proposed development to the acceptable and recommend that the planning application be approved.
