The Conservation Officer's Report:
The Bayqueen, Port St. Mary is Registered (RB 183)
Proposed, is the replacement and reinstatement of windows and erection of a replacement roof light to rear elevation, Bayqueen Hotel, The Promenade Port St. Mary.
I have discussed the content of this application with the applicant and his agents and can confirm that the content of this application is in accordance with those discussions.
The roof light provides natural illumination to the former Ball Room / Dining Room below. The existing steel trusses that support the roof light will be retained as will the coloured glazing that effectively forms the ceiling beneath the trusses.
Having visited the site, I can confirm that the condition of the original roof light is such that it is necessary to replace it; my preference as always would be to retain it. But in this case, this is not possible.
The works to the windows are relatively minor and of no major concern. Recommendations: Approval No approval is given to the removal of the steel trusses beneath this structure or the associated stained glass ceiling.
