Officer's Report
The proposal is set to the rear of the property. The roof of the proposal will be partially visible from Station Road and Faaie Craine. However, I do not feel the proposal will cause any significant harm to the visual amenities of the street scene.
Impact on the public footpath running along the northern boundary of the site will be minimal. The proposal will be obscured from view due to substantial landscaping on the boundary with the footpath. I consider the proposal will not adversely affect the visual amenities of the footpath.
In relation to No. Rowan Avenue, the application site is set to the north of the neighbouring property. The proposal is set off the boundary by 7.5m. There is substantial landscaping along the boundary which approximately 9m in height. I do not feel the proposal will cause any significant harm to the occupiers of No. Rowan Avenue from overlooking or overshadowing.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a two storey rear extension as shown in drawing number 050424-02 Rev A received on 29/9/05
C 3. The roofing materials of the extension must match those of the existing building in all respects.
C 4. There must be no discharge of surface water to the main foul sewer.
N . It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would be sought.
