Officer's Report
The application proposes the approval in principle for the erection of a dwelling with a garage on the vacant plot 121 along Cronk Liauyr, Tromode Park, Douglas. The plot has an approximate length of 36.5 metres and a width of 22.5 metres. The surrounding properties along Cronk Liauyr and Tromode Park are all detached properties, which are mostly two storey buildings and some bungalows which where built quite recently.
The plot was originally part of the rear garden of 59 Ballanard Road, but as 63 Ballanard Road have done, they have split their garden to build an additional property to the rear. A covenant had been
placed on plot 121 stating that the any new dwelling should be a single storey hipped roof, with a ridge height not exceeding 6.875 metres above the level of the manhole cover closest to plot 121. Also no part of any dwelling shall be closer to the rear boundary (with No.59 Ballanard Road) than 15 metres. From the rear boundary of plot 121 to the rear dwelling at 59 Ballanard Road is approximately 30 metres away.
The Douglas Corporation have considered the application and have no objections. We have received no private representations for this application.
The application in principle would seem to be acceptable and therefore my recommendation is for an approval.

C 1. This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
C 2. The approval relates to the submitted documents which are date-stamped 17th August 2005.
