Re: PA 05/01552/CON – Alterations to form an auditorium on ground floor and offices on lower ground floor demolish existing flat roof extension to side elevation and replace with two storey extension to provide toilet provision and access and creation of two disabled car parking spaces, Laxey Working Men’s Institute, 17 New Road, Laxey
Thank you for your letter dated 7 November 2005. The Department of Transport Highway Division sustain their objection to your proposal for the following reasons:-
The new offices require four spaces to serve this development. The proposals offer two which will result in additional daytime congestion and parking problems in the vicinity of the offices.
The theatre/auditorium can be considered an established use for a working men’s club. The use of Laxey Glen Gardens, Laxey Pavilion, MER Railway Station and Mines Road car parks have served the needs of this use in the past. However, the frequency of use must be determined to ensure any intensification of use does not create access and parking problems on the highway network within Laxey.
