This appears to have started as a typical 2 bay Manx Cottage, later extended by about 50% with a 3rd. bay. It now seeks some 150% extensions. I am not familiar enough with the siting to comment on its likely effect on the landscape but the extensions seem essentially at the rear and the overall design massing reasonably acceptable. The type of windows to be used unfortunately follow the pattern of the 1970's top opening lights used in the previous extensions/alterations and are therefore squarish in proportion and do nothing for a 'cottage' type dwelling. I am not going to suggest that sliding sashes be insisted upon, merely that casements of more cottage style and proportions would be a better choice.

Replaces open-fronted stone lean-to sheds, which are the only buildings left of the group which originally sat each side of the cliff-bound track. It needs to be made clear that any future moves to turn this essentially new structure into a dwelling, will be resisted. Subject to this proviso, the Society will not object.

I think we all know the tortuous planning history of this site and the rather unfortunate ways that a new dwelling came to be allowed. It will be difficult to prevent continual growth but the Society remains VERY CONCERNED.

This is the first large, freestanding, wind turbine applied for that is to be sited in an urban area. It will overlook the Golf Course but from a 'countryside' point of view I don't think the Society need object. (There is a dichotomy in the application which specifies a 15KW outfit, whilst the drawing shows a 6KW turbine)

If at all possible, bearing in mind the Conservation Area setting, the downstairs windows should NOT be replaced like-for-like with 'cross' windows as existing, but rather copy the sliding sashes of the first floor.
