Supporting Statement Replacement Windows

Notes To Support The Application For Approval Of Installation Of Replacement Windows To The Roofs Of 4 Approach Road, Ramsey.

Introduction

1. On purchasing this property in Jul 05 the surveyors report indicated that the roofs require refurbishment to replace all the tile nails, batons and broken or missing slates. It was also apparent that the existing single glazed roof windows and skylights have suffered rot to the wooden casings and deep rusting of the metal frames (see figure 4 of attached photo sheet).

1. I believe that 4 Approach Road, Ramsey is a Category C building as it was erected prior to 1921 and has largely retained its original character but is not a registered building and is not within a conservation area.

1. It is my intention to sympathetically renovate the property. The original single glazed sash windows in the main front and rear elevations will be retained and refurbished to their original specification. The roof windows however are unsuitable for retention due to rot. Furthermore they do not provide adequate insulation, natural lighting or ventilation to the attic rooms.

Proposed Alterations

1. Roofs. I propose to improve the roofs of the property by rectifying all faults outlined in paragraph 1. Original slates will be re-used where possible and any replacements will be reclaimed or similar items.

1. Windows. The windows are to be replaced by units as shown in the attached extract from the Velux Catalogue. The visible exterior frame and flashings of the units will be constructed from grey aluminium and will therefore be sympathetic with the original windows appearance. Detailed proposals for each window are:

a. The 0.4 x 0.5m window at the front of the property and shown in fig 1, will be replaced by a 0.55 x 0.98m Velux unit that will be positioned slightly lower on the slope of the roof to allow internal access for operation and maintenance.

b. The 0.4 x 0.5m skylight on the side of the property, that can just be seen below the satellite dish centre left of fig 2 will be replaced by a similarly sized double glazed unit.

c. The two 0.4 x 0.5m windows at the rear of the property and shown in fig 3, will be replaced by 0.55 x 0.98m Velux units positioned slightly lower on the slope of the roof to allow internal access for operation and maintenance.

CONCLUSION

1. I believe that this application meets fully the requirements of Statutory Document No 664/97 regarding the alteration or replacement of an urban building. Further, I feel that the changes to the windows will not adversely impact on the historic visual appeal of the property but will provide significant benefits to the energy efficiency of the property as well as the comfort of the occupants.
